Commercial Services:
NP Dodge Title Services is pleased to offer our commercial services for both local and national transactions. We can also provide consulting services for lenders, developers, investors and their counsel on matters related to titles, escrow and settlement services, as well as title insurance policies and endorsement coverage.

Our employees have extensive experience in all areas of title examination and underwriting as well as escrow and settlement procedures. We provide comprehensive services to our customers, anticipating potential problems and resolving the issues before they become problems. In addition, we provide thorough knowledge of local customs and procedures to assist our customers in all phases of transactions.

We are licensed, bonded and insured, with annual financial reviews of our escrow accounting procedures conducted by all of our underwriters as required by law.

By maintaining strong relationships with our national title insurance underwriters, our agency is able to obtain comprehensive title policy coverages for even the most complicated situations. With NP Dodge Title Services, you will find flexibility, convenience, expertise, reliability and personal service - essential ingredients that we bring to every transaction you entrust to us.

Local services are provided for commercial property and vacant landslocated in Nebraska and Iowa, and include:

  • Title searches (property reports)
  • Title insurance commitments and policies for purchase and loan transactions

  • National services are provided for transactions involving one or more properties located outside of Nebraska and Iowa, and include:

  • Obtaining title searches, commitments and policies for purchase and loan transactions from local companies
  • Providing escrow and settlement services
  • Coordinating all phases of multi-site transactions to meet time deadlines and customer requirements
  • Providing detailed order tracking and project cost information
  • One or more commercial properties


  • Consulting services are customized on a case by case basis for a customer's specific needs. These services include analysis and recommendations to counsel for purchasers, investors, and lenders on title issues, title insurance coverages, title insurance claims, litigation, negotiation, review and evaluation of transactions or cases involving these issues.
    Title Insurance Owner/Lender Commitment / Policies of Title Insurance:
    NP Dodge Title Services is an agent of several leading national title insurers. We are licensed with the Nebraska Department of Insurance, and members of the Nebraska Land Title Association, the American Land Title Association and the Better Business Bureau. We will issue a title policy that protects and discloses defects in title that could otherwise threaten your ownership of the property. It is a one-time premium that insures the Buyer and the Lender against loss. In addition to protection from financial loss, title insurance pays the cost of defending against a covered claim. Our policy will protect you from the past to insure your future.

    Our expertise and experience in the title insurance industry has allowed us to be your partner on residential and commercial purchases and refinance transactions. We will report all recorded liens and encumbrances through the title insurance commitment. The Title Commitment sets forth the requirements to cure the liens and encumbrances. After closing we will issue the Title Insurance Policy.
    Escrow Closings – (Real Estate Purchase Closings and Lender Closings):
    NP Dodge Title Services provides excellent escrow closing services, acting as a neutral third party. The escrow closer follows the instructions set forth in the title commitment and purchase contract collecting all necessary documents, insuring adherence to the lenders instructions and making arrangements for the proper distribution of funds all in accordance with the terms of the purchase and sale agreement.

    We are also able to facilitate lender closings, prepare the HUD-1 settlement statement and close the transaction for the lender upon receipt of the lender documents and lenders closing instruction letter.

    Our title commitment includes an INSURED CLOSING PROTECTION ENDORSEMENT insuring the proper disbursement of your funds.
    1031 Exchanges & Reverse 1031 Exchanges:
    NP Dodge Title Services will assist you to preserve and enhance your investment portfolio. NP Dodge Title Services has the ability to act as qualified intermediary on both a 1031 Exchange and a Reverse 1031 Exchange. A tax deferred exchange is an investment strategy that should be considered by anyone selling investment property.

    While we cannot advise the owner concerning specific tax consequences we are qualified to act as intermediary on your transaction and assure the security of your funds.
    Construction Disbursing – for both Residential and Commercial Transactions:
    NP Dodge Title Services has the ability to provide Construction Disbursing services for residential properties, subdivision developments and commercial transactions. If you are an owner, contractor or construction lender, our Construction Disbursing Department can help you by making all of your construction projects hassle free.
    Property Reports/Searches:
    We can provide you with a current owner and encumbrance search executed through our staff abstractor. This is a limited report of matters which affect the property and is not a policy of title insurance. This type of report reveals any and all recorded liens and encumbrances affecting the real estate from the time that the owner took title to the property through the current effective date of the courthouse records.
    For Sale By Owner Transactions (“FSBO”):
    NP Dodge Title Services can assist you in selling your commercial property yourself. Once you have found a commercial property or a buyer for your commercial property we will assist you in the closing process. Our For Sale by Owner Information packet walks you through the purchase agreement with standard forms used in the state of Nebraska. Upon execution of the purchase agreement between the purchasing/selling parties, NP Dodge Title Services will prepare the title insurance commitment. Then an escrow officer will be assigned to the transaction and will assist you with the closing process, prepare the necessary documents to transfer title, and work with buyers, sellers and lenders to close the transaction. After the closing and recording of the documents a title policy will be issued. For Sale by Owner packets are available just stop by or call our office.
